Start with the whole budget

Write down the property price, the cash you can contribute and a monthly payment you could manage alongside household expenses. Leave room for unexpected costs.

Ask for a separate estimate of registration, stamp duty, lender fees, legal checks and valuation costs that apply to your purchase. Confirm which costs you must pay yourself and which, if any, the lender will finance.

For illustration: if a purchase costs ₹40 lakh and a lender agrees to finance ₹32 lakh, the gap is ₹8 lakh before other purchase costs. These are example amounts, not a funding ratio or offer.

Keep your income records together

  • Your identity and address

    Ask for the lender’s accepted identity and address documents, PAN requirements and the documents needed from each co-applicant.

  • Your income

    Keep salary or business-income records and bank statements ready. Ask the lender for the required period and format.

  • Your existing repayments

    Make a list of current loans and monthly payments. Use it to work out what a new EMI would mean for your budget.

Ask for the property checklist early

Tell the lender the exact location of the property in or around Siliguri, the type of property and whether it is ready, under construction or a resale. Ask which ownership papers, sale documents and approvals they need for that property.

For construction or improvement, ask whether plans, estimates or stage-wise information are required. The lender’s property assessment is separate from your income assessment; having an income-based estimate does not mean a particular property is accepted.

Before you commit to a purchase

    Compare the seller’s payment schedule with the proposed loan release schedule. Ask what happens if a check takes longer.
