What does a balance transfer mean?
A new lender takes over the outstanding home loan from your current lender, subject to its checks and approval. You then repay the new lender under the new agreement.
A lower advertised rate is a starting point for comparison. The offer available to you depends on the new lender’s assessment and the property. Published takeover schemes have their own eligibility and document requirements.

Ask for both sets of costs
From your current lender
Request the outstanding balance, remaining schedule, closure quote and any applicable charges. Ask whether revising the existing rate is possible and what it would cost.
From the new lender
Ask for the offered rate, repayment period, EMI, processing charges, legal and valuation costs, and applicable documentation or statutory costs.
For the full comparison
Get the written offer and repayment schedule. Confirm which charges are paid upfront and which are financed into the new loan.

A quick break-even example
Suppose switching costs ₹20,000 in total and reduces the EMI by ₹1,000, with the same balance and remaining repayment period. A simple break-even estimate is ₹20,000 ÷ ₹1,000 = 20 months.
If you expect to close the loan in a year, that example would not recover the upfront cost through EMI savings. If you keep it longer, compare the full remaining cash flows before deciding.
This is an illustration, not a quote. Simple break-even ignores the time value of money and future rate changes; it is a first check, not a complete savings calculation.
Keep the remaining period the same
An EMI can fall because the interest rate is lower, because the repayment period becomes longer, or both. If you extend the loan, calculate the new total repayment as well as the monthly saving.
Compare any top-up borrowing separately so that extra cash does not look like a saving. Ask how a floating-rate change could affect the proposed schedule.

Start with your latest loan statement, repayment details and the new lender’s requested income, identity and property records. Confirm the process for releasing and transferring original property documents before committing.
